7ft of Water is WHERE!?

Water Line The water was so high in this basement that it was "kissing" the rafters overhead!

A burst water supply line coupled with a sump pump failure is a recipe for A LOT of water. Over 7ft of water, to be exact.  When SERVPRO of Victor/Canandaigua responded to this home, there was so much water that the fire department had to get involved.  Once it was pumped out, the real drying process began.

The water line was so high on the block wall (check out the picture!) that our technicians had to stand on a step-ladder to measure it.  As you can imagine, everything in the basement was affected including shelving, boxes of contents, the HVAC unit, and the hot water tank.  There was over $15,000 worth of electrical work that had to be done to get power restored to the home.

Between contents, structural drying, utility work, and permitting - the price tag on this loss was very high.  Luckily for this home owner, SERVPRO of Victor/Canandaigua was there to get the water out of the basement, and drying things out in a timely manner! 

Master Bathroom Mayhem

What could be worse than waking up suddenly at 4am on a Saturday?  Stepping down from your bed to find your carpet soaked, that's what!  Our latest adventure in water damage happened in Geneva NY, when an unsuspecting customer found out the hard way what happens when a pipe bursts in the Master Bathroom!  

Luckily, she knew just who to call - SERVPRO of Victor/Canandaigua.  As we are just a stones throw away from the beautiful city of Geneva, NY!  4 hours after her call, we had pulled up all the affected carpeting, detached base trim, and made sure her home was drying out effectively.  The damage, unfortunately, was not contained to the master bathroom/bedroom.  Water had flowed through the ceiling into the kitchen, as well as the finished basement.  

All in all, she was lucky enough to have been home when this happened.  Her quick actions calling in SERVPRO coupled with our expertise in water mitigation had her home secured and drying in a matter of hours!

Who doesn't love sitting on the front porch with a steamy mug of tea when it's raining outside?  If you've got a tin roof, EVEN BETTER!  The sound of falling rain singing off the aluminum eves is sure to give you the homiest of feelings.

Ways to Prevent Water Damage

So, as you might expect, we’ve seen some of the worst possible water damage, from burst water heaters to ruptured pipes to actual flooding. 

What’s remarkable about many cases of water damage is that, often, the damage could have been prevented with proper maintenance. This is something that many home and business owners simply do not know, which is why we’re dedicating this week’s blog post to the basic maintenance you can do to prevent water damage to your home or commercial building. 

[Note: Please keep in mind that these tips are not provided as guarantees against water damage, and every property is going to differ when it comes to maintenance best practices.]

#1: Disconnect garden hoses, especially during the Fall and winter months.

We see this a lot: when hoses are left attached to a water source, the standing water within them can often freeze. When this happens, the freezing water expands, and the ice blockage travels inside the building, sometimes causing pipe bursts and subsequent water damage to the property. 

This can happen even when the interior temperature of the building is significantly higher than the outside temperature. As a general rule, disconnect all hoses from their spigots when they’re not in use. 

#2: Perform quarterly inspections of all water-using appliances. 

Every few months, make it a point to inspect the operational condition of the appliances in your home or office. Pay extra attention to the connections between the appliance and the water supply, looking for leaks, corrosion, or loose fittings. 

If your dishwasher, water heater, clothes washer, or other water-using appliance is in need of repair or replacement, doing so sooner than later can help protect you from costly water damage down the line.

#3: Consider installing water detection devices. 

Small, battery-powered devices that detect moisture can be installed near water heaters, toilets, and other appliances. They will emit an alarm when moisture levels reach a certain threshold, giving you the opportunity to get ahead of leaks and overflows before they cause serious damage.

Installing these devices may be overkill for smaller homes, but for those with numerous water-carrying appliances, they can offer much-needed peace of mind. 

#4: Unblock gutters, downspouts, and other external water routing hardware.

It’s tempting to let debris-filled gutters go unattended for months or even years. However, doing so could be setting you up for water damage. 

When the water routing system on your roof isn’t functioning effectively, spillover can wreak havoc on the ground below. Standing water begins to accumulate, and before long, water intrusion starts taking its toll. 

Also, blocked gutters can cause water to collect on the roof. This pooling can freeze in the colder months, causing expansion that can burst gutters and downspouts, causing potentially thousands in damage. 

To address this, inspect your gutters, downspouts and other water runoff routing hardware for signs of blockages, and clear them away on a regular basis. 

#5: Take a water pressure reading.

Most residential and commercial buildings have adequate water pressure regulation, but this isn’t always the case. 

Having exceptionally high water pressure puts a lot of strain on the pipes and valves that are integral to the water transmission system within your home or commercial building. This strain can cause leaking and bursting without any warning whatsoever. 

To take a water pressure reading, buy a water pressure gauge at your local hardware store, install it onto an external water spigot, and then turn the water on to maximum flow. If the water pressure reading exceeds 100 PSI, you’re going to want to install a water pressure regulator (also available at most hardware stores). 

#6: Keep tabs on your water use by checking your bill for spikes.

If your home or commercial building uses a ‘normal’ amount of water most months and then, suddenly, you notice your water bill spike, there could be a leak somewhere. 

Surprise water leaks can be insidious, not to mention very costly. Not only are you paying for the wasted water, but it’s possible the water being wasted is also causing damage to the building. If you suspect this is happening, put on your detective hat and try to get to the source of the mystery water leak.

Classification of Water Damage in your Home

In this post, we will be explaining some of the basics of water damage and how it can affect your home and health. Water damage is the leading culprit when it comes to property damage and restoration service needs.

Now, this actually surprises a lot of folks, when they hear water damage they usually imagine a flood from a nearby river, a natural disaster, etc. While events as such do occur, there are more common ways for water damage to affect your home, including:

  • appliance leaks from your fridge, ice machine, washing machines, etc.
  • toilet overflows
  • sinks and bath/shower overflows or left running without attendance
  • broken/leaky water pipes within walls and ceilings
  • drainage issues around the property

What to do in the Fall to Prevent Winter Water Damage

We’ve been getting a lot of calls about water damages lately. We here at SERVPRO know that there can a lot of questions that come along with discovering a water damage in your home, especially when it comes to your health and potential health hazards when a loss is discovered. Our friends over at SERVPRO of Saginaw put together some great thoughts on the topic. Read on to gain insight on what hazards can occur as a result of a water damage and why it’s best to let the professionals handle the clean up.

The obvious result of water damage is structural---whether severe or cosmetic. And unfortunately, structural damage can wind up costing you thousands of dollars in repairs. At one time or another, as a homeowner or renter, we have all had a disaster.  Sometimes it’s an easy clean-up and sometimes we know that we are in over our heads.  Many times though, homeowners have a water damage and with a little elbow grease, a shop vac and some towels they try to mitigate the damage themselves.  Unfortunately, some time later they end up calling the experts for more costly repairs due to damaged materials from improperly drying their home and even mold.  Here are some facts about water damage.

  • It is 1,200 times easier to remove water than to evaporate it? That’s why proper extraction of standing water is key to the dry out of a structure.  Many times shop vacs are unable to do a sufficient job quick enough.
  • Drywall exposed to water can wick up the wall at a rate of one inch per hour for the first 24 hours. If left for a few days while you are out of town it can wick all of the way up the wall to the seam at 4 ft.
  • The insulation in your walls will wick water from the drywall as well. Without proper weep holes drilled to allow air flow you walls may seem dry, but you have insulation still festering with moisture and eventually mold.  Insulation also loses its R-Value (its ability to insulate properly) when it is wet.
  • Improperly dried drywall becomes brittle and weak causing it to break apart very easily. Interestingly it seem that drywall that is dried properly can actually become stronger which was discovered by water restoration companies that used what they call “flood rooms” for training.  Each week the rooms are flooded and used for training proper dry out techniques.  They found after about five “floods” the drywall had to be replaced because it would no longer allow water to wick up the walls.
  • Mold will start growing immediately after spores are attached to an item and it has food and moisture. It can easily grow within 24 to 48 hours and will colonize in 1-12 days. 
  • Mold releases its spores when it is disturbed, so without proper removal you can spread it throughout your home trying to get rid of it.

 FLOODING Heavy rains could fill rivers and streams, bringing flooding to the area. If your neighborhood is threatened with the possibility of flooding, here are some things you should do:

1. Be prepared to evacuate at a moment’s notice. When a flood or flash flood warning is issued for your area, head for higher ground and stay there.

2.Stay away from floodwaters.

3. If you come upon a flooded road while driving, turn around and go another way. If you are caught on a flooded road and waters are rising rapidly around you, get out of the car quickly and move to higher ground. Most cars can be swept away by less than two feet of moving water.

4. Keep children out of the water.

5. Be especially cautious at night when it is harder to recognize flood danger.

  • Move wet items or drier areas.
  • Place aluminum foil coasters or wood blocks between furniture legs and wet carpeting.
  • Save damaged items and any parts you may need to replace - your claim representative may want to inspect them. 
  • Do not use electrical equipment or appliances while standing on wet carpets or floors.
  • To document the damage, make a list of the temporary repairs you make and take photographs.
